Retail Asset Manager (m/f/d)
This role requires a strategic thinker with excellent analytical skills, a deep understanding of the retail market, and the ability to foster strong relationships with (operating) partners, tenants, stakeholders, and team members. The role comes with responsibility to develop and implement active asset management strategies to maximize property value and performance, in close collaboration with the external center management teams.
The role is based in Frankfurt, but a high level of flexibility is required as the assets are mostly located outside of Germany (currently i.e. Ireland). The applicant can be expected to be involved in all varying stages of the investment cycle.
Direct experience in property portfolio management is helpful, as well as working with joint ventures.
Key Responsibilities- Property and performance responsibility according to the vision "Active manager of the performance of our properties":
- Work closely with third party service providers and joint venture partners (including property and asset managers, leasing and investment agents etc.) driving their performance, creating optimal business plans and ensuring investment performance is in-line with the business plan
- Handle the communication with external parties (agents, brokers, property managers,architecs vendors, property surveyors); control and steer their work
- Collaborate with center management teams to ensure efficient day-to-day operations of shopping centers
- Target/actual comparisons, independent check of the ongoing weekly result (plan/actual deviations). Execution of any required arrangements for explanation of the deviations and presentation of the deviations in the relevant meetings
- Take a leading role in the creation of the annual business planning for the properties and align on the (joint venture) business plans
- Development of action strategies and options (including repositioning) taking account of market and life cycle and investor-specific investment strategies in agreement with other departments
- Ongoing contract and process optimisation for the supported assets
- Focus on investor requirements across all key established KPIs including financial returns, operational excellence, sustainability and smart requirements
- Work closely with investment team in order to ensure good practices and latest knowledge are included in a “Buy Manage Sell” process ; prepare hold /sell analysis papers, refinancing and other relevant documents for the Investment Committee
- Takeover of properties in the managed portfolio
- Prepare quarterly investment updates and answering to investor ad hoc requirements
- Become an expert in internal systems and schedules in order to deliver product on time and as per local or investment requirements
- Parameter planning: Take up market perspective for incentives, market rents and prolongations
- Assurance of the optimal product design for the requirements of the target customers
- Preparation and support for property sales and/or other events in an asset life cycle
- Control of the creation and implementation of appropriate letting actions and strategies
- Commercial support in the course of the purchase / sale process and identification of potential investments through own network
- Gather the appropriate market research and review real estate surveys and benchmarks, economic and demographic trends for relevant sectors
- Content-related integration of the management of the property of the associate and analysts
- A minimum of 5 years’ experience with solid academics (educated to degree level), ideally holding qualifications in engineering/science, finance, economics, or business studies
- Extensive market knowledge in the retail sector, ideally shopping centers
- Good knowledge of MS Office and Inventory-managing systems (SAP, Filenet, Argus)
- Historical experience in development implementation considered an advantage
- Experience of presentation preparation and research
- Strong negotiating, communication and presentation skills
- Spoken and written English skills at negotiation level are a prerequisite
